Capital Gains & Property

Worked out properly before you sign, not discovered afterwards.

What this actually is

Capital gains tax is where the biggest, most avoidable surprises live. The difference between a good outcome and a bad one is usually a decision made months before the sale, and quite often it comes down to records nobody kept.

How it works

Three steps, and no surprises in any of them.

STEP 01

Have a chat

Ring, email, or fill in the form. Fifteen minutes on the phone is usually enough to work out what you need and whether I am the right fit.

STEP 02

Send me what you have

Even if it is a shoebox and a bank statement. I will tell you what is missing rather than guess at it.

STEP 03

I do the work

I prepare the work and send you a draft to look over. Nothing is lodged until you have seen it and understood it.

Questions

What people ask about capital gains & property.

I am thinking about selling. When should I call?

Before you list it, not after it settles. Almost everything useful I can do happens before the contract is signed.

I lived in it, then rented it out. Do I pay CGT?

Possibly not, or possibly only on part of it. There is a rule that can cover you for up to six years. It depends on the dates, so bring them.
